Peninsula Drops Appeal After One Beverly Hills Utility Deal

The Peninsula Beverly Hills has withdrawn its appeal of a permit for electrical work tied to One Beverly Hills, ending a scheduled City Council hearing without a ruling on the hotel's challenge.

At the council's Sept. 22, 2026 meeting, attorney Michael Tenor told members that the hotel and the project's development team had reached an agreement over how the utility work directly outside the Peninsula would proceed. The terms were not disclosed. Vice Mayor Mary Wells, presiding over the item, asked whether anyone objected to the withdrawal; after no objection was raised, she removed the appeal from the agenda.

The dispute concerned an excavation permit the city engineer issued Aug. 7 for Southern California Edison infrastructure in the public right-of-way on South Santa Monica Boulevard, from Wilshire Boulevard to Charleville Boulevard. The appeal was filed Aug. 14, and the city set Sept. 22 for a hearing. The published agenda identifies the utility installation as part of One Beverly Hills, a large project under construction between Wilshire and Santa Monica boulevards.

Wells acknowledged the agreement in the meeting:

"Thank you so much for working with our partners and being partners with the City and happy to hear you have come to resolution."

The withdrawal resolves the appeal, not every practical question about the work. The council did not decide whether the permit should have been issued and did not consider the environmental addendum or resolution described on the agenda. No start date, lane-closure schedule or agreement terms were provided at the meeting. Mayor Craig Corman recused himself from the hearing after saying his membership in the nearby Los Angeles Country Club required him to step aside on advice of the city attorney.

For the hotel and its neighbors, the next issue is how construction will be carried out along the street. The city's One Beverly Hills project page lists a construction helpline at 424-252-1338 for questions about work, dust and noise. The agreement itself has not been made public in the meeting record.
