Alo Yoga expands Beverly Hills footprint with two major office building buys

Alo Yoga has acquired two high-profile office properties along Wilshire Boulevard in recent weeks, signaling a major bet on Beverly Hills as the brand establishes a permanent corporate presence.

Alo Yoga has made a decisive move into the Beverly Hills office market, acquiring two prominent Wilshire Boulevard properties within weeks of each other in deals totaling more than $170 million.

The Los Angeles–based activewear company first purchased the La Peer Building at 8942 Wilshire Boulevard for $90 million, securing the three-story, roughly 83,000-square-foot property as its new corporate headquarters. The transaction, which closed at approximately $1,085 per square foot, ranked among the most expensive office sales in Beverly Hills this year despite pricing below the building’s prior 2019 trade.

Just weeks later, Alo followed up with another major acquisition, paying approximately $82 million for the nearby Beverly Hills Gateway building, a more than 131,000-square-foot office property located a few blocks east along Wilshire. While the company has not disclosed specific plans for the second building, the purchase underscores an aggressive expansion strategy centered on long-term ownership rather than leasing.

Together, the deals position Alo as one of the most active owner-users in Beverly Hills at a time when much of the broader Los Angeles office market remains cautious. The acquisitions come as discounted pricing, limited new construction, and stable demand have made Beverly Hills a rare bright spot for office investment.

Alo’s new headquarters marks a departure from its current leased space farther west on Wilshire Boulevard, where the company occupies a 57,000-square-foot building that houses its Alo Gym, content studio, and high-profile visitor programming. The move allows the brand to consolidate operations as it scales its global retail, wellness, and digital platforms.

The La Peer Building occupies a full block between La Peer Drive and Almont Drive and was originally constructed in 1990 as the headquarters for Columbia Savings and Loan. Designed by architect Richard Keating, the property is recognized by preservation groups as a notable example of late 20th-century corporate architecture. It has remained vacant since Paradigm Talent Agency relocated to the Pacific Design Center in 2022.

The seller of the La Peer property, Breevast US, acquired the building for $107.5 million in 2019, making Alo’s purchase roughly 16 percent below the previous sale. Brokers involved in the transaction described the deal as a signal that investment activity is returning to the Beverly Hills market after a prolonged slowdown.

Alo’s rapid expansion reflects the company’s broader trajectory. Founded in Los Angeles in 2007, the brand has grown from a yoga apparel startup into a global lifestyle company with international stores and a growing digital wellness platform. The athleisure sector continues to expand nationwide, with industry analysts projecting strong long-term growth.

The company’s real estate moves also align with a broader resurgence of investment in Beverly Hills. Over the past year, investors have spent more than $500 million on office properties in the city, including Fashion Nova’s $118 million headquarters purchase and Kilroy Realty’s $205 million acquisition of a major Maple Drive office complex.

While Alo has not publicly commented on its future plans for the Beverly Hills Gateway building, the back-to-back purchases signal a clear commitment to the city as a central hub for the brand’s next phase of growth.
